When do you need a domestic EPC?
A valid EPC is a legal requirement whenever a residential property is sold, rented, or newly built. Valid for 10 years, it must be lodged on the national register before marketing begins.

When do you need a commercial EPC?
A valid commercial EPC is a legal requirement whenever a non-domestic building is built, sold or let. You'll need one in the following situations:
- When a commercial property is being sold
- When a commercial property is being let to a new tenant
- When a new building is constructed or completed
- When a building is modified to have more or fewer parts for separate occupation, and the change involves work to the heating, cooling or ventilation systems
- When your existing certificate has expired — commercial EPCs are valid for 10 years
Since the Minimum Energy Efficiency Standards (MEES) came into force, most commercial properties must achieve at least an E rating to be legally let, so it's worth checking your certificate well before marketing the property.
